Foundations
A foundation that is formed, poured and inspected right the first time, scheduled so framing can start the day it is ready.
Footings, foundation walls, slabs, drainage and damp-proofing are the part of the house nobody sees again, which is exactly why it has to be right. The work runs in a fixed sequence: layout and footing forms, a footing inspection, wall forms and rebar, the pour, stripping, then perimeter drainage and backfill once the municipality is satisfied.
On this scope ACAP LTD works with OG Prefab, a Greater Victoria framing and foundation company. ACAP stays your single point of contact and manages the permit, the inspections and the schedule, and OG Prefab carries out the foundation work. That keeps the foundation and framing crews on one plan, so panels or lumber are not sitting on site waiting for concrete to cure, and the other way round.
Foundation type is decided by the lot and the design: crawlspace, full basement, slab on grade or a mix on a sloped site. We cover the choice with you at design stage because it changes excavation depth, drainage and cost.
