Site Preparation and Excavation

Every build starts with the ground. We plan and manage the dirt work so the foundation crew arrives to a site that is ready for them.

Site preparation sets the schedule for everything after it. Demolition of an existing house, tree and brush clearing, stripping topsoil, bulk excavation for the foundation, and trenching for water, sewer, storm and power services all have to happen in the right order, and each depends on permits and utility locates being in place first.

Greater Victoria lots are rarely simple. Bedrock close to the surface, sloped lots, tight urban access and older houses with oil tanks or buried services are all common. We walk the lot before pricing, flag what a geotechnical engineer should look at, and sequence excavation so rock work, shoring and drainage are planned rather than discovered mid-dig.

For a teardown and rebuild we coordinate demolition, hazardous-material checks and disposal, then hand the cleared site straight to the foundation phase under the same contract. ACAP manages the excavation, the hauling, the services trenches and the inspections that sign them off.

Frequently Asked Questions

Do you handle demolition as well as excavation?

Yes. Demolition, clearing, excavation and services trenching are managed together so there is no gap between the tear-down and the foundation.

What if we hit rock?

Rock is common on Vancouver Island lots. We flag the risk before pricing, and any rock work is priced and agreed with you before it proceeds.

Do I need a geotechnical report?

Often, especially on sloped lots or near water. We tell you early whether your lot needs one, because it affects the foundation design and the permit.
